In today’s rapidly changing world, the myriad of challenges facing the real estate industry are complex. Real estate development, management, financing and ownership require specialized knowledge and consultation. The WRC Team will assist you in achieving your goals through developing real estate strategies; evaluating acquisitions, divestitures and development activities; and strategizing financing options.

The WRC team brings extensive expertise in the various Federal, state and city programs which help finance the development of commercial office, hospitality, retail, market-rate apartments and affordable housing, hospitality-related properties, mixed-use projects, and specifically, historic redevelopments. Frequently, these programs make feasible projects which might otherwise not get built. WRC is either developing or co-developing a number of projects in downtown locations around the United States. WRC is able to finance projects during these challenging times utilizing a creative mix of tax credits programs, such as Federal /state historic tax credits, low income tax credits, and New Markets Tax Credits, and additional strategic third-party equity Investors and WRC network affiliates specializing in the EB-5 Immigrant Investment program.

WRC also brings significant value engineering to projects which significantly reduces costs and allows new developments to effectively compete for money against distressed projects.  WRC has access to and is licensed for certain patented technologies that allow building to be constructed at substantially reduced costs and those buildings will qualify for LEED certification. WRC also has access to certain subcontractors who have proprietary systems that can be utilized to significantly reduce project costs. As a result, WRC is able to enhance project returns while, at the same time, reduce development risk.

WRC offers critical assistance ranging from value engineering to reduce overall project costs; providing on-site owner representation and construction management; executing and facilitating land acquisition; designing, structuring and hiring of the on-site development team; coordinating and managing project sub-contractors and outside consultants including architects, engineers, environmental specialists; and overseeing all construction and development to ensure timely completion that is on or under budget.
